Sustainability Policy

As part of the Mitsubishi Estate Group, Mitsubishi Jisho Investment Advisors, Inc. is committed to the Group's basic approach to sustainability, which incorporates care for the global environment, sustainable growth in corporate value, and sustainable social development. These principles are set out in the Group's Mission, Code of Conduct, and Guidelines for Conduct.
Mitsubishi Jisho Investment Advisors, Inc. also recognizes the importance of sustainability in its primary business of real estate investment. We strongly believe that integrating environmental, social, and governance (ESG) factors in every way possible into our processes for evaluating and executing investments is essential to maximizing investor value over the medium to long term.
Based on this approach, we have adopted the following basic policies regarding sustainability, and we strive to execute them when conducting daily business.

01 Address Climate Change

In order to help achieve a decarbonized society, we do our utmost to promote energy-conserving measures, introduce the use of renewable energy, and reduce greenhouse gas emissions in our portfolio. We also endeavor to improve resilience to intensifying natural disasters during the transition to a decarbonized society.

02 Contribute to Biodiversity and Co-existence with Nature

We endeavor to help create a society that coexists with nature by recognizing the value of natural resources, working to reduce the environmental burden produced by our portfolio, increasing greenery within our properties, removing and cleaning up chemicals that are harmful to ecosystem, and attending to proper drainage disposal.

03 Contribute to Water Conservation and the Recycling of Resources

We strive to improve the efficiency of our water usage and to implement the 3Rs (reduce, reuse, recycle) in our portfolio so we may make effective use of limited resources.

04 Improve Comfort, Safety, and Customer Satisfaction      at Our Managed Properties

We shall strive to improve our operations and introduce new equipment in our facilities to better the health and safety of our tenants, as well as enhance client satisfaction, by implementing disaster prevention measures for a safer and more secure environment.

05 Create Opportunities for Diverse Human Resources in Our Workforce

We aim to create a healthy and fulfilling work environment that recognizes each employee's individuality and enables them to thrive. We also support every employee on their path to realizing their full potential by supporting their continued growth under our training programs.

06 Collaborate with External Stakeholders

We strive to build strong relationships with our external stakeholders—including tenants, property managers, and others within our supply chain—as well as with local communities and governing bodies. Our focus is on collaborating with these parties as we put our sustainability policies into practice.

07 Disclose Sustainability Information and Obtain Environmental Certifications

We endeavor to disclose ESG-related information to our investors and other stakeholders, as well as obtain environmental certifications as needed in order to strengthen our sustainability efforts.

08 Ensure Compliance and Manage Risks

In addition to complying with laws and regulations, we adhere to societal values including equitable transactions, appropriate information management practices, prevention of corruption, prevention of conflicts of interest, and respect for human rights and diversity. Moreover, we take into consideration the environmental and social risks related to our portfolio and incorporate them into our real estate management process to minimize risk over the medium to long term.

Human Rights Policy

As a member of society, the Mitsubishi Estate Group reaffirms the importance of respecting human rights and has established the Mitsubishi Estate Group Human Rights Policy with the aim of fulfilling its responsibility to respect the fundamental human rights of all stakeholders, not only those of Group companies.
Even prior to the establishment of this Policy, the Mitsubishi Estate Group had emphasized “respect for human rights and diversity” in the Mitsubishi Estate Group Guidelines for Conduct, which all Group employees are expected to follow in their daily activities, and has conducted its business activities with due consideration for human rights and the environment. Based on the Mitsubishi Estate Group Human Rights Policy, the Group is committed to respecting the human rights of all parties related to its businesses, including those throughout its supply chain.

The Mitsubishi Estate Group’s basic mission is to build attractive, environmentally sound communities where people can live, work and relax with contentment, thus contributing to the creation of a truly meaningful society. Over its history of more than 100 years in urban development, the Mitsubishi Estate Group has raised its corporate value and prospered by addressing social issues and continuing to create social value.
The Mitsubishi Estate Group Code of Conduct and the Mitsubishi Estate Group Guidelines for Conduct form the base of our approach to ensuring that the Group works to resolve social issues independently and flexibly. One important section in the Guidelines for Conduct, in particular, concerns respect for human rights and diversity. It explains the Group’s approach to maximizing value by drawing on diversity and respecting human rights.
This Mitsubishi Estate Group Human Rights Policy (hereafter, “Human Rights Policy”) details specific principles concerning human rights in accordance with the Code of Conduct and Guidelines for Conduct, and it applies to all employees and corporate officers of the Mitsubishi Estate Group. The Human Rights Policy is intended to ensure that we, as good corporate citizens, reaffirm the importance of respecting human rights and work to fulfill our responsibility to respect the fundamental human rights of one another and all other stakeholders of the Group.

Sustainability Promotion Structure

The Company regularly holds Sustainability Committee meetings, chaired by President & Chief Executive Officer.
The Sustainability Committee is composed of President & Chief Executive Officer as well as executive officers from departments in charge of sustainability, and is responsible for deliberating and reporting on the implementation status of important sustainability issues, goals, and measures for the Company and funds designated by the Company, as well as sharing evaluations and analysis of these issues and the latest sustainability-related knowledge. The Sustainability Committee's findings are reported to and supervised by the Board of Directors and the regularly held boards of directors of each investment corporation. Sustainability-related risks are also integrated into company-wide risk analysis and reflected in the Company's management and business strategies.
Under this structure, we are promoting initiatives that will contribute to improving the medium- to long-term corporate value of both our company and the fund.

Stakeholder Engagement

By maintaining sound and constructive communication with stakeholders involved in MJIA and the funds entrusted to it, we are committed to sincerely reducing environmental impacts and fulfilling MJIA’s social responsibilities throughout the entire value chain, while striving to achieve both the sustainability of MJIA’s business activities and the enhancement of corporate value.

Sustainable Procurement Implementation Manual

To promote concrete consideration for sustainability in its fund business, MJIA has established the Sustainable Procurement Implementation Manual, which sets forth policies regarding collaboration with suppliers, including property management companies.
Based on this Manual, MJIA promotes consideration for environmental and social aspects in its procurement activities and advances initiatives aimed at contributing to the realization of a sustainable society.

Products or services designed to reduce the consumption of fossil fuel resources and energy, and to promote resource efficiency and energy conservation.

02Low-Carbon Products

Products that contribute to the reduction of greenhouse gas emissions through the use of renewable energy and low-carbon technologies.

03Reduction of Environmentally Hazardous Substances

Products or services that use or emit fewer substances harmful to human health or the environment (such as ozone-depleting substances), thereby contributing to the reduction of environmental risks.

04Conservation of Biodiversity and Ecosystems

Products or services that give due consideration to the conservation of biodiversity and ecosystems, including the mitigation of negative impacts on the natural environment.

05Long-Term Usability

Products or services designed for long-term use through ease of repair, availability of replacement parts, and improved durability.

06Reusability and Recyclability

Products or services designed to be easily reused or recycled, with systems in place for collecting used products for reuse or recycling.

07Use of Recycled Materials and Environmental Certification

Products that use recycled materials or reused components, or products that have obtained environmental labels or certifications.

08Ease of Disposal and Treatment

Products designed with consideration for ease of waste treatment and disposal, including considerations to reduce the burden on incineration facilities and landfill sites.

09Reduction of Procurement Volume

Products or services procured based on careful consideration of necessity, promotion of effective use, and planned procurement to reduce overall procurement volume.

10Respect for Human Rights and Promotion of DEI

Products or services that give due consideration to human rights, including labor practices, safety, and health, and that do not contribute to discrimination, child labor, forced labor, or other human rights violations, while promoting diversity, equity, and inclusion (DEI).
